GEOGRAPHICAL LOCATION

INFRASTRUCTURE INVESTMENTS IN NATAL

Inaugurated in November 2007, the “Ponte de Todos Newton Navarro” represents an investment of around R$ 194 million and has been a strong stimuli to economic expansion in Natal.

The new Airport, “Aeroporto International de Sao Gonçalo de Amarante” which is currently under construction has the largest runways in the Northeast of Brazil. It will have the largest cargo terminal in South America and the 7th largest in the world.

The main Highway which connects the state to the north of Rio Grande do Norte to the state below;

The main highway of the state of Rio Grande do Norte, which serves as a link to the adjoining states and covers a large part of the state coastline (The BR101) is currently having the number of lanes doubled.

A new convention centre was opened in 2007, representing an investment of over R$ 10 million.

With Natal having been confirmed as a host city for the FIFA 2014 football world cup, numerous additional investments into infrastructure will be implemented by 2013, including a complete overhaul of the public transportation systems, the implementation of Natal’s “Rapid Transportation System, phase 1 and 2” and the construction of a new football stadium the “Estádio das Dunas” in the centre of the city.

REASONS HEHIND THE NEW AIRPORT

Natal is one of the four main airports which account for 98% of international tourists visiting the nine states of the North East of Brazil.

Natal airport already operating at 110% capacity with the new airport already under construction, est. completion in 2013.

All four major airports are operating above 100% capacity, the region needs a new airport to sustain tourism growth

Phase three of the new airport is planned to achieve maximum capacity of 40 million passengers per annum (first phase will be 5 million) and could serve as a hub between North America, South America, Europe and Africa

Upon completion of phase 3, this airport will be the largest cargo and passenger airport in South America

Runways of the new airport already completed and with Natal having been confirmed as a host city for the 2014 FIFA football world cup, the pressure is on to open phase 1 before 2013.

MORTGAGE MARKET & HOUSING DEFICIT

  • The housing deficit in Brazil is over 8 million primary residences and an estimated 96% of the deficit is among the population who earn an equivalent of up to 5 times the Brazilian minimum wage. The Northeast region of Brazil has the highest percentage of inadequate housing in need of being replaced - almost 30% of Urban and Rural housing.
  • In 2008 Brazilian banks started to make mortgage product available to the general population for the first time. With the introduction of new mortgage product (up to 30 years) and the wider availability, consumer confidence in Brazil for mortgage products has improved drastically, resulting in a boom in low to medium priced purchases throughout the country to compensate the needs of the population.
  • Financing for the purchase of residential real estate increased from R$ 24.910 million in 2003 to R$ 57.392 million in 2007. By September, in 2008 financing had already surpassed R$ 72.172 million.
  • It is estimated that by 2020, an additional 28 million homes will be required to meet the growing demand and eliminate the existing housing deficit
